• Advise on the preparation of the property, including legal requirements, to achieve a quick let
• View and value the property
• If needed, arrange and oversee the installation of any additional fitments for a small fee
• Market the property for rental, quality of tenant is essential
• Comprehensive vetting process of the prospective tenant including credit score and fraud/personal identity checks
• Provide the landlord with literature of available insurance policies including rent guarantee
• Complete tenancy agreement
• Advise all tenants to transfer utilities into their names
• Contact both the landlord and the tenant two months before the end of the tenancy where possible to see if they wish to renew the contract, if not we can provide you with a Notice of Repossession.

Letting Fee: only 1 month’s rent subject to a minimum of £550! No Let - No Fee!

Lettings and management

Same as Lettings/Tenant Find plus:

• Include optional 12 month rent guarantee (£140), whilst in the property, insured underwritten
• Take meter readings and notify all services providers
• Tenant rent collection and remit to Landlord’s bank account by BACS
• Undertake mid and end of term inspections with a schedule of condition with recommendations for any repairs or refurbishment
• Administer annual gas safety certificate

Management Fee: From 5% (typical letting agent’s charge 9%-15%)!
